If I understand your question right, do the following:
1. In your database create a view based on your table that has a new column
"expiresindays" or whatever you want to name your column. Use a datediff or
whatever function provided by your database server to calculate how many
days until the lease expires.
2. Open Maestro and add a layer that uses this new view. In the
point/line/area rules simply add a new rule and set it to something like:
