Questions about xgrass installation

We encountered the following messages after installing and 
setting up xgrass with 
   >>/usr/tools/grass4.0/grass4.0/xgrass/install/xgusersetup

I logged out, logged back in, cd into the xgrass directory
tried to invoke xgrass.

% /xgrass >>cwd
/usr/tools/grass4.0/grass4.0/xgrass

% xgrass >>xgrass
Setting GIS_LOCK failed, not enough memory
 
Any ideas about what adjustments are needed would be helpful.
