[mapguide-users] Replace Duplicate Spaces

Hi All, I am using TRANSLATE (weird name for replace) to remove extra spaces
in my addresses.

for example:
3550       Main      Street       North
3550 Main Street North


 Translate ( Translate (Translate(STADDR, ' ', '<>'), '><', ''), '<>', ' ') 
but I get a weird icon in my label:
