urgent need - on zoom problem

this expression:

$map->zoompoint($zoom_factor,$my_point,$map->width,$map->height,$my_extent);
 >
works properly when ($zoom_factor> 0) it enlarges the map.
but doesn't work properly when ($zoom_factor< 0) it contracts the map.

I will appreciate if anyone helps
